Prior to the Internet, Buyers would get in the back seat of a REALTORS® car and go on a tour of homes. The REALTOR® would have a MLS® catalogue of homes which was controlled by MLS, not allowing the REALTOR to give copies to the Buyer.This is simply not the way it happens anymore.
Since the Internet, consumers have been empowered and in much more control of their new home search. Over 85% of Canadians who search for a home start their search on the Internet. Whether Buyers are looking for properties themselves on; realtor.ca, or being automatically emailed MLS® properties directly from their REALTOR®, or other house hunting activities, Buyer's often know as much or more about their particular market and the homes for sale in it as does their REALTOR®.
These changes in technology and Buyer behavior created the opportunity for the concept of SMART SELL REALTY. It is no slight to other agents, but the buyer basically has access to MLS and can therefore check www.realtor.ca as often as they wish. REALTORS do not have the time to do this intense search for every client, no matter how hard they work.
When a Buyer finds a home that meets their criteria or even their dream home they don't ask "How much commission is being paid?." Smart Sell Buyers do not take this into consideration.
